Kora Lluna, located in El Cabanyal and open to private investors, will be inaugurated in the last quarter of 2025
Kategora Real Estate has presented the first show apartments of Kora Lluna, its new Flex Living project situated in the historic neighborhood of El Cabanyal, Valencia, scheduled to open at the end of 2025. The complex will feature 428 apartments ranging from 20 to 72 m² and over 2,000 m² of common areas, designed with sustainable construction standards and awarded a BREEAM “Very Good” certification. Currently in its marketing phase, with 65% of the apartments already sold, the project aims to actively contribute to preserving and revitalizing the cultural identity of the neighborhood.
Kora Lluna offers a living experience where contemporary design meets Mediterranean essence and neighborhood integration. “The entire design has been conceived by local talent, by people from here, from la terreta,” highlights Lourdes Soriano, Project Manager of Kora Lluna. Kategora entrusted the architectural project to AIC EQUIP and the interior design to Made Studio, who worked together to analyze and capture the Valencian lifestyle, which will take shape in a 25,000 m² building.
Soriano emphasizes the significant growth of the Cabanyal-Canyamelar area as a cornerstone of the project: “This is a zone with great entrepreneurial, business, and educational potential, which will be instrumental in creating a community at Kora Lluna.” This innovative accommodation concept becomes part of El Cabanyal, a district with a strong historical identity and an industrial architectural past, such as the old sawmills once located in the area. The building design pays homage to this heritage by incorporating cross-ventilation, brick façades, ceramic tiling used as protective cladding in traditional constructions, and wooden decorative elements.
The show apartments, in turn, reflect a carefully curated design, using natural materials, warm colors, and bright terraces to create a cozy and functional atmosphere. Additionally, the architecture incorporates traditional elements like persianas alicantinas (Alicante-style blinds), which allow interior shading for each apartment. These blinds, commonly found in the neighborhood, create a buffer that keeps sunlight from directly impacting the interiors, significantly reducing heat. “A simple yet highly effective solution for Valencia’s warm climate,” says Soriano. Landscaping, overseen by Maquia Studio, utilizes native vegetation for the courtyards and apartment terraces, selected to reduce water consumption and minimize irrigation needs, while creating shaded and comfortable spaces for residents.
To ensure the building’s durability and sustainability, Kora Lluna was constructed using materials selected after a detailed life-cycle analysis, minimizing its carbon footprint from manufacturing to installation. Thanks to this sustainable approach, Kategora’s development has obtained a “Very Good” rating under BREEAM certification during the design phase. “From the initial planning stages, the project implemented strategies to reduce environmental impact through certified materials and passive design techniques,” notes Soriano. “Key measures include monitoring water and electricity usage, a water leak detection system, 15 electric vehicle charging stations—exceeding regulatory requirements—and 200 bicycle parking spaces, all aimed at optimizing resource use.”
With 65% of the apartments sold, Kora Lluna remains in its marketing phase, with its opening scheduled for late 2025. This new Flex Living complex, developed by Basque real estate promoter Kategora Real Estate and operated by its hotel management division Kora Living, has become a highly attractive asset for individual investors seeking a secure, profitable, and hassle-free real estate investment while contributing to the city’s sustainable development. Kora Lluna will be Valencia’s largest Flex Living project, offering short, medium, and long-term stays, adapting flexibly to market and societal demands.
