With 50% of its apartments already sold, the Basque developer Kategora will host a series of exclusive visits from April 22 to 24 to showcase this new flex living project, which offers an estimated net return of 6.5% for investors

Kategora Oceanika, the hotel apartment investment project developed by the Basque firm Kategora in Torremolinos (Málaga)—recognized as the largest timber hotel building in southern Europe and promoted by the Málaga-based developer Nuovit—invites potential investors to take part in private small-group visits scheduled for April 22, 23, and 24, 2026. Located just minutes from Los Álamos Beach, with excellent connections to Málaga city center and the international airport, Kategora Oceanika represents a €40 million investment and offers 10,000 m² of built space. ⁣⁣Kategora Oceanika stands out for its extensive shared spaces. The complex features over 1,200 m² of indoor areas and more than 5,000 m² of outdoor spaces, including a swimming pool, gym, coworking areas, dining spaces, solarium, gardens, and social areas designed to encourage interaction among guests. Some of these services will also be open to companies and external users, reinforcing its role as a social, cultural, and economic hub for the area.⁣⁣

From a construction perspective, the project was designed by the studios Bakpak and Eovastudio, with interior design by HMY Consulting & Design. Engineering, industrialized timber manufacturing, and assembly were carried out by Egoin Wood Group, using laminated wood and CLT with PEFC certification from sustainably managed forests. In total, the building incorporates 3,500 m³ of radiata pine and larch wood, equivalent to 3,500 tons of CO₂ stored in its structure.

Additionally, Kategora Oceanika integrates various energy efficiency strategies, including aerothermal systems, 144 photovoltaic panels, cross ventilation, a highly efficient thermal envelope, and the use of native low-water-consumption vegetation. Thanks to this comprehensive approach, the complex has achieved a “Very Good” rating under BREEAM certification. According to Eneko Balda, Chief Development Officer at Kategora, «the use of industrialized timber construction and passive design allows for very high levels of energy efficiency and thermal comfort, enhancing the user experience year-round, especially in a destination with the climatic conditions of the Costa del Sol.»

Under the flexible accommodation model, offering short- and mid-term stays, Kategora Oceanika is positioned as a complementary housing solution operated under a hotel license, combining hotel-like services with flexible stays adapted to new ways of traveling and working. «Flex Living responds to a growing demand for temporary accommodation in cities and destinations with strong economic and tourism dynamics. The success of Kategora’s ‘Flex’ model in Vitoria-Gasteiz, with Kora Green City—the largest Passivhaus accommodation in Europe—is reflected in its 2025 results: a net return (fixed and variable) above 9% and occupancy of 95%. This is complemented by Kora Nivaria Beach, its ‘Beach’ complex in Tenerife, which also exceeded a 9% net return last year, with 93% occupancy. ⁣⁣In this context, these events will offer a glimpse into the future of Flex Living in Málaga, where Kategora Oceanika projects an estimated annual net return of 6.5%, with apartments available from €238,000.⁣⁣
