Kategora, a developer specialized in the living sector, is launching the commercialization of Kora Volta, its new Flex project in Sant Adrià de Besòs (Barcelona), with an investment of €50 million and an expected opening date in the first quarter of 2028.

The project is developed under Kategora’s investment model, based on the sale under horizontal division and full management through its hotel operator, Kora Living, allowing investors to access a professionalized asset with income linked to operations and without the need for direct management. The apartments are intended exclusively for investment and will be operated under a hotel license, providing legal certainty and operational stability in an increasingly demanding regulatory environment.

This model, already established in assets such as Kora Green City (Vitoria-Gasteiz) and Kora Nivaria Beach (Tenerife), has demonstrated its ability to generate sustained returns, achieving results above 9% in 2025. In this context, Kora Volta is marketed with an estimated net return of 7% and prices starting from €210,000 per apartment, reinforcing Kategora’s positioning as one of the leading operators in the flex living segment in Spain.

The new hotel complex, located in La Catalana, one of the most promising areas of Barcelona’s coastline, will feature 270 apartments, more than 1,000 m² of common areas, and a commercial hub on the ground floor, conceived as a space open to the neighborhood integrating retail, dining, and services.

A property designed to maximize occupancy and user experience

Kora Volta will feature 270 studios and apartments ranging from 28 to 42 m², designed to accommodate stays from one day to one year. In addition, the project includes more than 1,000 m² of common areas, including a swimming pool, gym, gastronomic spaces, work areas, and social spaces, designed to enhance the user experience and encourage interaction among guests.

One of the distinctive elements will be the commercial hub located on the ground floor, conceived as a 978 m² space set to become a new focal point in La Catalana. The proposal includes various units for local businesses, dining spaces, room rentals, a gym, and initiatives linked to local entrepreneurship, fostering a connection between the complex and the neighborhood’s daily life. This is complemented by an interior courtyard conceived as a contemporary agora, designed to promote interaction between residents and guests in an open and dynamic environment, capable of generating economic opportunities, boosting local talent, and strengthening the building’s integration into the urban fabric.

The project is part of Kora Living’s ‘Flex’ line, a concept of complexes with extensive common areas, located in strategic enclaves well connected to major urban and historic centers. This model is aimed at short- and medium-term stays, tailored to professional profiles, work-related mobility, and new forms of urban living. «The flex living model responds to a structural transformation in the way people live and stay in cities. Our goal is to develop assets that capture this demand and generate sustained value over time», explains Agustín Orcasitas, Chief Commercial Officer of Kategora Real Estate.

Located in La Catalana, in Sant Adrià de Besòs, the project sits in one of the most rapidly transforming areas of the Barcelona metropolitan region. Its proximity to the 22@ district, the future Catalunya Media City in the Tres Chimeneas area, and the Inditex Campus positions the municipality as one of the city’s emerging hubs of economic activity, innovation, and talent attraction.

This transformation process, combining the recovery of its industrial past with a new technological vocation, is generating growing demand for flexible accommodation linked to professional activity, consolidating the project’s positioning as an asset aimed at capturing this structural trend.

Architecture, identity, and sustainability

The project has been designed by the Barcelona-based studio BXD arquitectura, whose proposal stems from a deep understanding of the context of Sant Adrià: a territory historically shaped by a mix where industrial, urban, and social elements coexist as overlapping layers.

Kora Volta translates this hybrid identity into the building, conceived as an architecture that does not impose a new narrative but integrates into existing ones. Its design emphasizes clarity, constructive logic, and the absence of artifice, resulting in a coherent and recognizable volume where technique, function, and form converge into a unified whole.

This approach aligns with the evolution of Sant Adrià itself, a municipality that has transitioned from an industrial enclave into a space of innovation and new opportunities while maintaining its diversity and character. The building reflects this transition and transforms it into a contemporary architectural language.

The interior design, developed by Miriam Barrio, and the landscaping, led by MataAlta Estudio, reinforce this narrative through the use of materials, textures, and vegetation that connect the building with its natural and urban surroundings, creating a coherent and distinctive experience for both users and investors.

In line with the company’s values, Kora Volta will incorporate advanced sustainability criteria, with high energy efficiency and solutions aimed at optimizing resource consumption, consolidating an asset prepared to generate long-term value and playing an active role in the urban transformation of Sant Adrià.
