Kategora Oceanika, Kategora’s hotel apartment investment development on the Costa del Sol (Málaga), will be hosting a new series of private tours for prospective investors on 24 and 25 September, with registration now open via this link. With more than 60% of its 180 apartments already sold, the property has been fully operational since early March and is managed by Kategora’s hospitality brand, Kora Living, under the name Kora Olea. During the private tours, prospective investors will be able to explore the property, view one of the apartments and speak directly with the team about Kategora’s investment model and the hotel management and operation of the asset.
Located in Los Álamos, Torremolinos, just minutes from Los Álamos Beach and with convenient connections to both Málaga city centre and the international airport, Kategora Oceanika is positioned in one of Southern Europe’s most dynamic tourism markets. Its location allows the property to cater to a diverse range of guests and accommodation needs throughout the year, from holidaymakers to business travellers and those looking for temporary stays.
Two Days to Experience Kategora Oceanika First-Hand
The open doors taking place on 24 and 25 September will be divided into three small-group sessions, giving attendees the opportunity to gain a comprehensive understanding of the project in a more personalised setting. During each session, participants will tour the complex, while Kategora’s sales team will explain the acquisition process, how rental income works and Kora Living’s role in the hotel operation, as well as answer any questions about the apartments still available. Due to high demand, advance registration is required.
Marketed by Kategora as Kategora Oceanika and operated since March by Kora Living under the name Kora Olea, the property has delivered strong results during its first five months of operation. It has recorded an average occupancy rate of 89.5%, rising to 98.5% during the summer season. The property has also achieved a 9.2 out of 10 rating on Booking.com and 4.6 out of 5 on Google.
“Investing in an asset that is already operational gives investors the opportunity to experience the quality of the product first-hand and assess its initial operating performance before making a decision. These open doors give prospective investors the opportunity to see exactly what they are investing in, understand how our model works and evaluate the project based on an asset they can already visit and experience for themselves,” says Agustín Orcasitas, Chief Commercial Officer at Kategora.
The complex features more than 1,200 m² of indoor spaces and over 5,000 m² of outdoor areas, including a swimming pool, gym, coworking spaces, food and beverage areas, a solarium, gardens and social spaces designed to encourage interaction among guests. Some of these facilities are also open to businesses and external visitors, reinforcing the property’s role as a social, cultural and economic hub for the local area.
Investing in Fully Managed Hotel Apartments
Kategora Oceanika offers one- and two-bedroom apartments ranging from 30 to 48 m², each featuring a terrace and a fully equipped kitchen. The remaining units are available from €238,000, with an estimated annual net return of 7% and a flexible usage option.
“Investors purchase an individual apartment and entrust Kategora with the management of their investment, while Kora Living oversees the day-to-day hotel operations. The model combines a fixed income paid quarterly with an annual variable return linked to the property’s operating performance,” adds Orcasitas.
Operating under a hotel licence and designed for short- and medium-term stays, Kategora Oceanika combines the independence of an apartment with the services and amenities of a hotel. This allows the property to cater to different ways of travelling, working and staying, while giving investors access to a professionally managed asset designed with a long-term approach.
The performance of Kategora’s more established properties provides an indication of how this model has developed over time. Kora Green City, located in Vitoria-Gasteiz and recognised as Europe’s largest Passivhaus-certified accommodation property, closed 2025 with a net return of more than 9% and an occupancy rate of 95%. Meanwhile, Kora Nivaria Beach, Kategora’s Beach property in Tenerife, also delivered a net return of more than 10% last year, with 93% occupancy.
The two-day event will include guided tours led by Kategora’s sales team, who will be on hand to answer questions and provide further details about the project. Prospective investors interested in attending the private tours on 24 and 25 September can reserve their place here and experience first-hand how Flex Living is establishing itself as one of the fastest-growing segments of the European real estate market.
