
The new hotel complex, Kora Lumen, scheduled to open in 2027, marks a strategic milestone in the Basque company’s expansion plan
Kategora Real Estate accelerates its growth trajectory with the launch of Kora Lumen, the company’s first development in Spain’s capital city. This new 4-star hotel complex represents a key step in its national expansion plan, reinforcing the Basque company’s commitment to establishing a presence in one of Europe’s most dynamic and promising cities. With this announcement, Kategora opens the investment phase of the project, aiming to attract partners seeking to engage in a robust, sustainable, and high-yield operation. The asset offers a projected return of approximately 7%, with units starting at €230,000.
Located in Madrid’s technology district—MADBIT—, the €73 million investment is conceived as a hybrid hospitality solution, designed to meet evolving travel and work patterns. It offers a flexible, sustainable lodging experience with multifunctional spaces tailored to the needs of digital nomads, corporate travellers, event attendees, and short-stay guests. Its prime location—within close proximity to IFEMA, Adolfo Suárez Madrid-Barajas Airport, and the Cívitas Metropolitano Stadium—positions it as a strategic node for domestic and international connectivity.
The complex will rise on a plot of nearly 9,000 m², delivering 22,000 m² of built space across a ground floor and four upper levels. It will feature 325 fully equipped units, ranging from 30 to 60 m², distributed across eight typologies. The development also includes over 3,000 m² of premium shared amenities: gym, swimming pool, solarium, coworking spaces, gastronomic “txokos”, gardens, a restaurant, and a café.
Kora Lumen «is designed to offer spaces for rest, productivity, and social interaction,» explains Pedro Gómez, Project Manager. The ground floor, envisioned as the beating heart of the complex, seamlessly interconnects indoor and outdoor environments, fostering fluid transitions across all common areas. The project introduces an innovative dimension to the Kora Living portfolio, allocating a significant proportion of its footprint to green areas conceived by renowned landscape designer Alex Fenollar. These will feature native species to naturally enhance thermal comfort while offering a landscape that is functional, aesthetically pleasing, and environmentally sustainable.
Aligned with Kategora’s ‘Flex’ hospitality model, Kora Lumen has been developed with a focus on energy efficiency and minimal environmental impact. As Gómez highlights, «Our goal is to achieve BREEAM certification, ensuring the building meets the highest standards of sustainability, health, and environmental responsibility.» The project will incorporate both active and passive energy solutions, including photovoltaic systems, aerothermal technology, and high-efficiency LED lighting, among others.
The complex’s name, “Lumen,” refers to «the unit that expresses the luminous energy emitted or received by a body per unit of time»—«A term that captures the spirit of Madrid’s vast and ever-changing sky,» Gómez explains. «Its colours and atmospheric nuances have inspired both the architectural narrative and the interior design, where natural light will serve as a central element throughout.» In the Project Manager’s words, Kora Lumen is, at its core, «an oasis beneath the Madrid sky.»
The architectural concept has been led by the internationally acclaimed studio b720-Fermín Vázquez Arquitectos, known for its sensitivity to the urban fabric. The studio has successfully captured the local essence of Madrid and its traditional architecture, creating a building that is welcoming, functional, and deeply connected to its surroundings. Meanwhile, Plutarco and EstudioReciente have interpreted the Madrid sky into the interiors through emotive and sensory design, employing natural materials and warm colour palettes to evoke a contemporary, harmonious atmosphere aligned with the city’s landscape identity.
With an expected opening in 2027, Kategora’s arrival in Madrid marks a defining moment in the company’s national growth strategy and a significant boost for its hospitality brand, Kora Living. The firm’s entry into Spain’s two largest metropolitan areas—Barcelona and now Madrid with Kora Lumen—represents a clear inflection point in its trajectory.
