Kora Lluna, located in El Cabanyal and open to private investors, is set to open in the last quarter of 2025

Kategora Real Estate has unveiled the first show apartments for Kora Lluna, its new ‘Flex Living’ project located in the historic neighborhood of El Cabanyal, Valencia, scheduled to open at the end of 2025. The complex will feature 428 apartments ranging from 20 to 72 m², over 2,000 m² of communal areas, and various sustainable construction parameters, including a ‘Very Good’ BREEAM certification. Kora Lluna offers a unique accommodation experience where contemporary design meets Mediterranean heritage and seamless neighborhood integration. «The entire design has been envisioned and created by local professionals, by people from here, from the ‘terreta’, » highlights Lourdes Soriano, Levante’s Technical Director. Kategora has entrusted the project to the architecture firm AIC EQUIP and interior design studio Made Studio, who have worked together to analyze and embrace the Valencian way of life, bringing it to life in a 25,000 m² building.

⁣⁣Soriano emphasizes the rapid growth of the Cabanyal-Cañamelar neighborhood as a key element of the project: «This area has strong entrepreneurial, business, and educational potential, which will help foster a sense of community within Kora Lluna. » This innovative accommodation concept becomes part of Cabanyal, a district with a rich historical identity and an industrial architectural past, reflected in the former sawmills once located in the area. The building’s design pays tribute to this heritage by incorporating cross ventilation, exposed brickwork, ceramic tile cladding—traditionally used to protect local constructions—and wooden decorative elements.

The show apartments showcase a carefully curated design, where natural materials, warm tones, and bright terraces create a welcoming and functional atmosphere. The architecture also integrates traditional elements such as persianas alicantinas, a type of exterior blind commonly found in the neighborhood that provides natural shading. These blinds create an air buffer that reduces solar heat gain inside the apartments, significantly lowering indoor temperatures. «A simple yet highly effective solution for Valencia’s warm climate, » notes Soriano. Landscaping, designed by Maquia studio, incorporates native vegetation in both the central courtyard and apartment terraces. The plants have been carefully selected to minimize water consumption and reduce the need for irrigation, creating naturally shaded, comfortable spaces for Kora Lluna residents.

To ensure the building’s durability and sustainability, Kora Lluna has been constructed using materials selected «after a thorough life-cycle analysis, » minimizing its carbon footprint from manufacturing to on-site installation. Thanks to this sustainable approach, Kategora’s development has already achieved a ‘Very Good’ BREEAM certification in its project phase. «From the earliest planning stages, the project has incorporated strategies to reduce environmental impact through the use of certified materials and passive design techniques, » explains Levante’s Technical Director. «Measures include real-time monitoring of water and electricity consumption, a leak detection system, 15 electric vehicle charging stations—exceeding regulatory requirements—and 200 bicycle parking spaces, all aimed at optimizing resource use. » ⁣⁣

With 65% of its apartments already sold, Kora Lluna remains in the sales phase and is scheduled to open by the end of 2025.
