Kategora Real Estate has completed the structural phase of Kora Pamplona, a project with a ‘Flex’ operational model that aims to redefine the concept of accommodation in the Navarrese capital. To this end, the architectural design, led by the OFS studio, has been guided by the principle of environmental and economic sustainability. From the outset, Kora Pamplona has prioritized natural light and energy efficiency, aiming to minimize its environmental impact through the optimization of each process involved in its design, construction, and operation.
To maximize the building’s energy efficiency, passive solutions have been implemented to reduce consumption, such as eliminating thermal bridges, triple-glazed windows, and a hermetic envelope that ensures thermal and acoustic insulation. Additionally, active systems such as geothermal energy for climate control and aerothermal energy for domestic hot water (DHW) have been incorporated. The installation of 80 solar panels, each with a peak power of 540Wp, is also planned, providing an annual production of 56,160 kWh. «With these measures, we expect energy demand to be reduced by at least 50%,» says the Project Manager.
Meanwhile, the interior design studio Cul de Sac has contributed its creative vision to provide the complex with a design that fosters a connection between visitors and Pamplona’s residents, making this building a vibrant space that encourages interaction. According to Muñoz, «each of its common areas and apartments is intended to be an extension of the city, allowing visitors and residents to immerse themselves in Pamplona’s culture.»

Kora Pamplona’s narrative is inspired by the Navarrese capital, functioning as a museum that reveals the city’s hidden gems and highlights the elements and figures that have shaped “the city of walls.” For example, the common areas and meeting rooms pay homage to Pamplona’s most emblematic locations, both in their assigned names and decor, while the color scheme chosen for the apartments parallels some of the most colorful facades in the Old Town.
The complex’s reception area evokes the entrance of a museum, while the “Euskal Jai” grandstand incorporates the typography and color of the historic Pamplona fronton. Additionally, the gym on the ninth floor, featuring panoramic views, has been named “Saralegi” in tribute to the renowned local stone lifter. Every detail in Kora Pamplona is designed to rediscover the essence of this green capital.
