Situated on the iconic Avenida Doctor Gadea in Alicante, the new complex developed by Kategora Real Estate will preserve and honour the architectural legacy of the previous building by maintaining key elements of its original design. With an investment of €37M and an expected opening in 2027, this project will be the first in the ‘Urban’ line in the Valencian Community. This accommodation model stands out for its high-design finishes, modern amenities, and shared spaces that offer exceptional added value. ⁣⁣

This new building, with a total built area of over 9,000 m² and 136 accommodation units, pays tribute to the original architectural elements. Its design, led by the architecture firm AIC EQUIP and the interior design studio Made Studio, is inspired by Alicante in the 1970s—an era when the city established itself as a prime European tourist destination, renowned for its vibrancy and Mediterranean traditions.

The conservation and restoration of original architectural elements is one of the project’s key pillars. The façade will retain the iconic balcony railings of the previous building, features that evoke the elegance of traditional architecture. Inside, historically valuable elements have been preserved, such as the hydraulic tile flooring from the old residences, known for its distinctive designs and craftsmanship. Additionally, among other sculptural elements, the project will incorporate a marble pedestal and a wooden reception desk from the original building. «These pieces, which will be integrated into the new communal areas, will allow guests to connect with Alicante’s rich cultural heritage from the moment they arrive, » says Lourdes Soriano, Levante’s Technical Director.

The building’s design is intended to create a space that balances urban life with tranquillity. The communal areas on the ground floor, including a restaurant and a café, will feature lush greenery and functional furnishings. The complex will also include a 200 m² outdoor garden on the ground floor and a double-height lounge that visually connects the ground and first floors, while the upper levels will house studios and one-bedroom apartments, accommodating up to 300 guests. ⁣⁣

The project’s details reinforce its connection to the Mediterranean environment and local tradition, such as the grand mosaic carpet in the lobby, reminiscent of Alicante’s Explanada promenade, and the terraces designed to make the most of the climate and views. This development is made possible through the collaboration of key partners, including AIC EQUIP (architecture), Made Studio (interior design), INARQ (installations engineering), and Mecanismo Ingeniería, responsible for structural design and calculations. ⁣⁣

Kategora Real Estate’s new complex will open its doors on Avenida Doctor Gadea in 2027 and will be operated by its hospitality brand, Kora Living, under the ‘Urban’ line. It will serve as a meeting point between tradition and modernity, blending the historical identity of the neighbourhood with a hospitality concept designed to meet contemporary needs, offering stays for short, medium, and long durations.
