
With an investment of €46 million, this new complex located on the eastern coast of Lanzarote will revive a previously halted tourism project, bringing with it a renewed focus on sustainability, landscape integration, and environmental enhancement
With 60% of its units already sold, Kora Maresía will feature a total built area of over 22,000 m² and 144 accommodation units
Kategora Real Estate has officially begun construction on Kora Maresía, its new “Beach” complex located on the eastern seafront of Lanzarote, in Costa Teguise. This privileged enclave, next to Playa del Jablillo and just minutes from Playa de Las Cucharas, will host a new development of 22,000 m² built on a 17,625 m² plot. The project reactivates a previously approved development, now enhanced with a more sustainable, integrative, and environmentally conscious vision aligned with the island’s natural setting.
Kora Maresía will hold an extrahotel license on tertiary land and will be operated by Kategora Real Estate’s hospitality management company, Kora Living. The complex will offer 144 accommodation units across nine different typologies, with one, two, or three bedrooms and sizes ranging from 78 m² to 266 m², including spacious private terraces overlooking the Atlantic Ocean. The project, currently in its commercialization phase with 60% of units sold, forecasts a profitability of around 6.5%, with available units starting at €315,000.
The architectural design of Kora Maresía has been developed by the local studio ISOC, in collaboration with the renowned international studio HofmanDujardin. This partnership has produced a project that merges contemporary architecture with local sensitivity, inspired by the island’s timeless aesthetic and the strength of the Lanzarote landscape. The form, materials, and proportions of the complex seek harmony with the island’s volcanic and maritime context. Clean lines, earthy tones, and horizontal volumes evoke an architecture that «could have been born from the land itself,» says Eneko Balda, Chief Development Officer at Kategora Real Estate.
HofmanDujardin also signs the interior design, dominated by noble and local materials such as volcanic stone, traditional wood, and natural fibers like palm leaf. This aesthetic extends to each accommodation unit, combining design, comfort, and functionality, with large terraces offering private outdoor spaces. The complex will also include 12,700 m² of communal areas, designed as multifunctional spaces encouraging guest interaction. These will include three outdoor pools (ranging from 42 m² to 164 m²), more than 8,500 m² of gardens, open terraces such as the reception area, wellness spaces, a gastronomic area, a gourmet market with zero-kilometer products, and a coworking space, among others. Additionally, the complex will feature 152 parking spaces.
The landscape design has been conceived by La Tarde Paisaje, a local studio specializing in distinctive, climate-adapted projects. For Kora Maresía, they have designed a multisensory botanical journey composed of native species that stimulate the senses and foster island biodiversity, while reducing water consumption. Vegetation extends beyond the gardens — into terraces, courtyards, rooftops, and transitional spaces — turning the entire complex into a tribute to the Canary landscape. Moreover, Kategora Real Estate will undertake an environmental restoration of a previously degraded coastal front, transforming it into an area of landscape, cultural, and environmental value, and integrating it with the existing seaside promenade. «Recovering this site and restoring its value as an open space facing the sea is part of our commitment to the island,» emphasizes Kepa Apraiz, CEO and founder of Kategora Real Estate.
This integrative vision is not merely aesthetic — it reflects the Basque company’s environmental commitment. Kora Maresía has been conceived as a sustainable building, both in its construction and in its future operation. It will incorporate active and passive sustainable solutions, such as a thermal envelope, high-efficiency lighting systems, solar panels with 100 kWh of installed capacity, and a Seawater Desalination Plant (EDAM) currently in the administrative approval phase. According to the Chief Development Officer, this implementation «will allow the complex to cover nearly 100% of its water consumption — whether for pools, irrigation, or sanitary uses.» Sustainable mobility will also be encouraged, with a 74 m² bicycle parking area offering more than 40 spaces.
With a total investment of €46 million, the complex is currently in the commercialization phase, with over 60% of its units sold, and is scheduled to open its doors in 2027. As Apraiz explains, «Kora Maresía embodies our approach to real estate investment: respectful of the environment, faithful to local identity, efficient for investors, and enriching for guests.» This new development, part of Kategora’s “Beach” line, joins the network of sustainable real estate complexes that the Basque company is developing in strategic destinations.
